Workgroup Recommendation
The Housing Workgroup came to a consensus on a number of priorities for housing at The Heights. Much of this information has been incorporated into a pre-screening document provided to interested Master Housing Developers.
The Saint Paul Port Authority discussed this recommendation with the workgroup and the following comments were added to the record:
- Per Gretchen Nicolls with LISC, four-bedroom units may be a challenge for affordable housing developers.
- To achieve a purchase price under $500,000 the group talked about the need for public resources. Per Matt Finn with LHB, housing designs that fit the concept of the Missing Middle should be achievable for $500,000 and less.
- Per Matt Finn, the foundation size required for ramblers and split-level homes may be a challenge when trying to achieve the density requirements (1,000 housing units). The committee was open to 1-1/2 and 2 story options.
- Workgroup members also emphasized the importance of communication around affordable housing options. Future builders are encouraged to share affordable housing plans with the neighborhood and find ways to connect people with available resources.
